Our experienced and professional real estate department is composed of 8 Site Locators and 5 Leasing Managers. Each member of our team specializes in a specific geographic area of the country and has established relationships with landlords, property owners, and leasing agents giving you preferential treatment and quick results.
Our concept works very well in strip centers, enclosed malls, and in stand-alone locations in large, intermediate, or smaller communities. We research all available potential locations within your geographic area of interest. We will show you all available sites in the area as well as sites that may not be listed yet but will be available in the near future.
Every prospective site is analyzed to ascertain if it meets the objectives of the client along with our standards for success. This process includes analyzing traffic counts, a complete review of demographic data, and a thorough evaluation of the competition in the area. We employ software programs from the largest companies in their field to verify that the information is complete, up to date, and unbiased. If questions remain regarding what is the best location, we are always happy to fly a representative out to review the store sites in person.
We ensure that you avoid all the lease negotiation pitfalls which can save you thousands of dollars over the course of your lease.

Once the proper location is identified the Leasing Manager assigned to your team will negotiate the lease agreement to obtain the lowest rental rate. They will also negotiate terms such as a free rent period, tenant improvement allowances, and other concessions. As our Leasing Managers are specifically experienced in negotiating store leases, they are able to identify and avoid many pitfalls in the lease which could adversely affect your business. Leasing managers work diligently to gain every lease advantage and protection for our storeowners. If our client agrees with the terms and conditions of the negotiation, the lease is drafted and reviewed. Only after all questions have been satisfactorily answered does the client sign the lease.
